Fort Pierce saw one part of the market move faster than the rest
Team Coley has watched this market for twenty years. The number that matters most right now is 4.3 months of supply in ZIP 34982. That is the tightest reading in Fort Pierce and St. Lucie County, according to the Real Estate Data Aggregator for the three months ending August 31, 2026.
That matters because CNBC reported the average 30-year fixed rate climbed to 7.49% in early October 2026. Realtor.com said rates topped 7% in September 2026, the first time since January 2025. Higher payments slow buyers down. When one ZIP code still has tight supply and rising sales despite that, it tells a different story than the rest of the county.
ZIP 34982: the one area moving faster
The Real Estate Data Aggregator counted 128 homes sold in ZIP 34982 in the three months ending August 31, 2026. That is up 13.3% from the same three months a year before. Every other ZIP code in this market either held flat or sold fewer homes.
The Real Estate Data Aggregator also shows the median sale price in ZIP 34982 rose 10% year over year to $298,066. That is the only ZIP code in this market where the median price went up. Prices dipped in every other area, some by double digits.
Homes still took 109 days to sell in ZIP 34982, 23 days longer than the year before. Not every home moved fast. But 19.4% of homes went under contract within two weeks of listing, up 1.6 points, according to the Real Estate Data Aggregator. That share is rising, not falling.
The rest of the county: a harder picture
The Real Estate Data Aggregator counted 85 homes sold in ZIP 34949 in the three months ending August 31, 2026, down 19.8% from a year before. The median sale price there fell 18.6% to $350,000. Months of supply rose to 8.9, well above the 4.3 in ZIP 34982.
ZIP 34951 saw 86 homes sold, down 35.3%. ZIP 34947 sold 40 homes, down 4.8%, with days on market stretching 16 days longer. ZIP 34945 sold just 22 homes, down 26.7%, with 7.7 months of supply. These are real differences, and they affect what a home is worth.
ZIP 34946 is the one other bright spot. The Real Estate Data Aggregator counted 25 homes sold there, up 66.7% from a year before. Months of supply fell to 4.7, down 3.1 months. The median price dipped a little, down 2.7% to $282,000, but sales volume jumped sharply.
What higher rates mean for this market
CNBC reported that mortgage applications to purchase a home were 15% lower than the same week a year ago. Realtor.com said 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the backdrop for every seller in Fort Pierce right now.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Nationally, prices are still moving up, just slowly. Here in St. Lucie County, most ZIP codes are going the other direction. ZIP 34982 is the exception.
