Port St. Lucie and Tradition are moving more homes with less supply

Team Coley here. Buyers are still showing up in Port St. Lucie and Tradition. That is the clearest thing these numbers say.

Realtor.com put the 30-year fixed rate at 7.40% as of October 11, 2026. That is 110 basis points higher than the 6.30% Realtor.com recorded a year ago. Higher payments slow some buyers. They have not stopped them here.

The Real Estate Data Aggregator counted 1,399 homes sold across the six ZIP codes in the three months ending August 31, 2026. That is up 4% from the same months in 2025. At the same time, homes for sale fell 11.2% to 2,172. More sales, fewer choices. That combination matters.

New listings across the market came in at 1,711, nearly flat from a year ago. Pending sales reached 1,472. Demand is holding. Supply is tightening. That is the whole story in two lines.

What each ZIP code shows

The six ZIP codes do not all read the same. Some prices dipped. Some rose. Speed varied too. Here is what the Real Estate Data Aggregator found for each one.

Where prices moved

Prices did not move the same way everywhere. ZIP 34984 saw the Real Estate Data Aggregator record a median sale price of $435,000, up 6.9% from a year ago. ZIP 34952 came in at $350,000, up 2.9%. Those are the two ZIPs where prices gained.

ZIP 34986 saw the sharpest drop. The Real Estate Data Aggregator put its median at $363,500, down 9.1% from a year ago. ZIP 34987 fell 4.7% to $444,990. ZIP 34983 slipped 2.4% to $356,200. ZIP 34953 eased 1.2% to $411,700. Price drops do not mean trouble on their own. They often mean sellers adjusted to get deals done.

How fast homes are selling

ZIP 34953 had the shortest wait. The Real Estate Data Aggregator counted a median of 71 days on market there, 10 days shorter than a year ago. ZIP 34984 came in at 73 days, 14 days shorter. Those are real improvements.

ZIP 34987 took the longest at 108 days, though that was 7 days shorter than last year. ZIP 34986 sat at 99 days, down 12 days. Not every home sold fast. But the trend in nearly every ZIP ran faster, not slower.

Quick contracts and above-list sales

The share of homes going under contract within two weeks of listing rose in every ZIP. ZIP 34952 jumped 7 points to 23.2%, per the Real Estate Data Aggregator. ZIP 34984 rose 7.6 points to 23.1%. ZIP 34953 gained 3.7 points to 24.5%.

ZIP 34983 had the highest share of above-list sales at 14.9%, up 2.8 points. ZIP 34953 followed at 13.2%, up 3.7 points. ZIP 34986 had the lowest at 3.5%, down 1.3 points. Sellers in some ZIPs are getting more than they asked. In others, the list price is the ceiling.

What the rate environment means

Realtor.com reported the 30-year fixed rate hit 7.40%, the highest in 35 months. CNBC reported the average contract rate for conforming loans reached 7.49% in the most recent week. Those are real numbers that affect what buyers can afford.

CNBC also reported that purchase mortgage applications fell 15% compared with the same week one year ago. Nationally, that pressure is real. Locally, the Real Estate Data Aggregator still counted 1,399 closings. Buyers here kept moving.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The Treasure Coast is not the national average. Some ZIPs here beat that. Some fell short. Your street may read differently from either.
