Port St. Lucie / Tradition has fewer homes for sale, not fewer deals

Team Coley has watched this market for twenty years. The number that matters most right now is not the price. It is inventory. The Real Estate Data Aggregator counted 2,172 homes for sale across Port St. Lucie / Tradition in the three months ending August 31, 2026. That is down 11.2% from the same months of 2025. Nationally, Redfin reported in October 2026 that sellers outnumbered buyers by 62.6%. Here, fewer homes are competing for the same buyers. That is a different story.

Sales went up while inventory went down. The Real Estate Data Aggregator recorded 1,399 homes sold across the market, up 4% from a year before. Pending sales rose too, up 0.7%. New listings edged up just 0.4%. More buyers are finding homes. Fewer homes are sitting on the shelf.

What the national picture looks like

Redfin reported in October 2026 that an estimated 928,892 homebuyers were active nationally in September, the lowest count since 2013. Sellers numbered 1,510,784, the most since March 2020. Redfin also reported the weekly average mortgage rate hit 7.4% on October 8, 2026. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Port St. Lucie / Tradition is not immune to those pressures. But its inventory drop tells a local story the national numbers do not.

How each ZIP code moved

ZIP 34984 dropped 14 days off its median, landing at 73 days. ZIP 34986 cut 12 days, though its median of 99 days is still the second longest in the market.

Where prices moved

Supply is tightening, not loosening

Every ZIP in this market saw months of supply fall from a year ago. The Real Estate Data Aggregator put ZIP 34987 down 1.8 months to 4.9. ZIP 34986 dropped 0.9 months to 5.5, still the highest in the market. ZIP 34984 and 34953 each fell 0.7 months, to 4.7 and 4.4. ZIP 34983 fell 0.5 months to 4.4. ZIP 34952 dropped 0.2 months to 4.9. Less supply means less competition among sellers, not more.
