Port St. Lucie / Tradition has less inventory, but more homes are moving
Team Coley here. The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 2,172 homes for sale across Port St. Lucie / Tradition in the three months ending August 31, 2026. That is down 11.2% from the same months of 2025. Less competition on the shelf is real.
Fewer listings alone does not move a market. Pending sales do. The Real Estate Data Aggregator counted 1,472 pending sales across all six ZIP codes in that same period. That is up 0.7% from a year before. Buyers are still writing offers.
Realtor.com reported that mortgage rates topped 7% in September 2026. That is real pressure on monthly payments. CNBC reported the average contract rate on a 30-year fixed mortgage was 7.41% as of late October 2026. Still, 1,472 pending sales says people are finding a way when the home fits.
What each ZIP code is doing
Not every ZIP tells the same story. The Real Estate Data Aggregator breaks it down.
Prices: some up, some down
The Real Estate Data Aggregator shows price movement going in both directions. ZIP 34984 saw the median sale price rise 6.9% to $435,000. ZIP 34986 saw it fall 9.1% to $363,500. Prices dipped in three of the six ZIP codes. That is worth knowing before you pick a number.
How fast are homes moving?
Speed varies a lot by ZIP. The Real Estate Data Aggregator put the median days on market at 71 in 34953 and 108 in 34987. That is a 37-day gap inside the same market. Not every home sold fast, and that is the honest read.

Quick-contract homes are up across the board
One signal stands out. The Real Estate Data Aggregator shows the share of homes going under contract within two weeks of listing rose in every ZIP compared with a year ago. In 34952, that share jumped 7 points to 23.2%. In 34984, it rose 7.6 points to 23.1%. The right home, priced right, still moves fast.
Supply is tightening
The Real Estate Data Aggregator shows months of supply fell in all six ZIP codes compared with a year ago. The biggest drop was in 34987, down 1.8 months to 4.9. ZIP 34986 still carries the most supply at 5.5 months. Sellers in tighter ZIPs have a little more room. Sellers in 34986 should price with more care.
The national picture
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That lines up with the mixed picture here: prices are up in some ZIP codes and down in others. CNBC reported that a monthly payment on a median-priced home now takes about 33% of median family income. That was 26% in 2022. Buyers feel that. It explains why pricing carefully matters more now.

- Lucie / Tradition in the three months ending August 31, 2026, up 0.7%, while inventory fell 11.2% to 2,172. Homes sold rose 4%.
- Rates above 7% are real, but buyers are still moving when the home and price work.
- One street can read very differently from the ZIP code around it.
