Vero Beach area sales rose even with rates above 7%

Team Coley is watching something worth your attention. Realtor.com reported mortgage rates topped 7% in September 2026, the first time since January 2025. Rates even surged nearly 40 basis points during that month alone, according to Realtor.com. Yet buyers here kept moving.

The Real Estate Data Aggregator counted 988 homes sold across these ZIP codes in the three months ending August 31, 2026. That is up 6.2% from the same months a year earlier. Demand did not stop. It adjusted.

CNBC reported the average 30-year fixed rate hit 7.49% in early October 2026. That is real pressure on monthly payments. Even so, the Real Estate Data Aggregator shows pending sales across the market at 975, up 3.3% from a year ago. Buyers are still making decisions.

Fewer homes are coming to market. The Real Estate Data Aggregator shows inventory across all seven ZIP codes fell 19.2% from a year ago. Fewer choices for buyers can support prices, even when rates are high.

Where prices rose and where they dipped

Two ZIP codes stood out on price. The Real Estate Data Aggregator shows ZIP 32967 posted a median sale price of $465,000, up 15.7% from a year ago. ZIP 32963 on the barrier island hit $995,000, up 11.2%. Those are real gains.

Prices dipped in other areas. ZIP 32960 saw its median fall 10.3% to $291,500, according to the Real Estate Data Aggregator. ZIP 32962 dropped 9.4% to $240,000. ZIP 32966 fell 8.7% to $342,500. Not every area moved up. That is honest.

How fast homes are selling

Speed varied a lot by ZIP. The Real Estate Data Aggregator put the median days on market at 76 days in ZIP 32958 and 78 days in ZIP 32960. Those are the quickest in the group. ZIP 32963 on the barrier island took a median of 142 days, 10 days longer than a year ago.

One bright spot: in ZIP 32962, the Real Estate Data Aggregator shows days on market fell 38 days shorter than a year ago. ZIP 32960 was 15 days shorter. ZIP 32958 was 11 days shorter. Sellers in those areas are waiting less.

Quick contracts: who went under in two weeks

The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing. ZIP 32960 led at 26.4%, up 3.3 points from a year ago. ZIP 32962 was close behind at 26.2%, up 12.9 points. ZIP 32958 came in at 23.7%, up 4.7 points.

The national picture behind our local numbers

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. The national trend and the local trend are pointing the same direction in most of our ZIP codes.

The job market is worth watching. Realtor.com reported only 29,000 jobs were created in September, well below the 90,000 expected. The three-month average came in at 51,000 per month, according to Realtor.com. Slower job growth can soften buyer confidence over time.
