Team Coley: Sales rose in Port St. Lucie and Tradition as inventory fell
Team Coley here, with the numbers for the three months ending July 31, 2026. Sales went up and choices went down. That combination tells you something real about where this market stands.
The Real Estate Data Aggregator counted 1,466 homes sold across the six ZIP codes. That is up 6.4% from the same three months in 2025. At the same time, the number of homes for sale fell 14.5%, down to 2,173. More sales, fewer choices. That is the short version.
The Federal Housing Finance Agency reported U.S. prices rose 2.6% from July 2025 to July 2026. This market is moving in step with that national trend. Prices here dipped a little in most ZIP codes, but sales volume held up and even grew.
How each ZIP code looked
The ZIP that moved most: 34987
The Real Estate Data Aggregator counted 387 homes sold in ZIP 34987 in the three months ending July 31, 2026. That is up 51.8% from a year before. Months of supply fell 2.5 months, down to 4.4. Median days on market dropped 17 days, to 92. That is a lot of movement in one ZIP code.
Pending sales in 34987 rose 33.6%, the Real Estate Data Aggregator showed. That points to continued activity in the months ahead. The median sale price there was $449,900, down just 0.1% from a year before. Prices held nearly flat even as volume surged.
Prices dipped a little in most ZIP codes
ZIP 34984 was the one bright spot on price. The Real Estate Data Aggregator put its median at $416,000, up 5.4% from a year before. Every other ZIP saw a small dip. ZIP 34986 fell the most, down 5.7%, to a median of $379,500. Small drops, not steep ones.
Homes are going under contract faster
In ZIP 34952, the Real Estate Data Aggregator showed 25% of homes went under contract within two weeks of listing. That share rose 8.2 points from a year before. ZIP 34953 was close behind at 25.5%, up 4.8 points. Not every home sold fast, but the share that did is growing across all six ZIP codes.
What fewer choices means for you
The Real Estate Data Aggregator counted 2,173 homes for sale across the market. That is down 14.5% from a year before. New listings came in at 1,712, up just 0.5%. Supply is tightening slowly. Pending sales rose 4.9%, to 1,572. Buyers are still active.
The Federal Housing Finance Agency also noted U.S. prices rose 0.3% from the prior month in July, seasonally adjusted. That monthly tick upward lines up with what the Real Estate Data Aggregator shows here: a market still moving, not stalling.
