Vero Beach area inventory is down as sales and pendings move up

I'm Coley, and here is the one thing that changes the picture right now. The Real Estate Data Aggregator counted 1,476 homes for sale across Vero Beach, Sebastian and Indian River County for the three months ending July 31, 2026. That is down 19.5% from the same months of 2025. Fewer choices can mean more competition among buyers, and fewer rivals for sellers.

Sales and pendings both rose while new listings fell. The Real Estate Data Aggregator shows 1,078 homes sold, up 9.3%, and 1,047 pending sales, up 9.1%. New listings dropped 5% to 1,036. More buyers are moving while fewer homes come on. That gap is worth watching.

Rates add pressure on the buyer side. Realtor.com reported mortgage rates topped 7% in September 2026, the first time since January 2025. CNBC reported the average 30-year fixed rate at 7.30%, with one Mortgage News Daily survey putting it at 7.58% on a single day. Buyers carrying those rates need a clear plan before they look.

Real Estate Data Aggregator. The barrier island ZIP 32963 took longest. ZIP 32962 moved fastest, and cut 33 days off its time from a year before.

ZIP 32962 cut 33 days off its median time on market, the Real Estate Data Aggregator shows. That is the biggest speed gain of any ZIP here. ZIP 32963 on the barrier island still ran 131 days, 10 days longer than last year. Not every home sold fast, and the island is the clearest example.

The wider picture

Redfin reported West Palm Beach area home prices rose 10.4% year over year in August 2026. That is the broader region this market sits inside. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% month over month in July on a seasonally adjusted basis. Redfin also reported U.S. home prices rose 3.7% year over year in August, the fastest annual rate in a year.

Local prices here are mixed. Some ZIPs rose, some dipped. That is honest and worth knowing before you set a number.

Real Estate Data Aggregator. ZIP 32966 led at 97%. The barrier island ZIP 32963 ran lowest at 93.4%, meaning sellers there gave a bit more ground.
